Since tenancy deposit protection became law, disputes are decided on evidence. Landlords and agents compare the check-in inventory with the check-out report. These seven items cause most deductions.

  1. The oven. The single most-cited item. It must be professionally clean, inside and out.
  2. Limescale. Bathrooms in London's hard-water areas need descaling, not just wiping.
  3. Carpets. If the check-in says 'professionally cleaned', the check-out must too.
  4. Walls and marks. Scuffs from furniture and picture hooks.
  5. Windows. Interior glass and sills are almost always inspected.
  6. Bins and outside areas. Empty, clean, no rubbish left behind.
  7. Appliance interiors. Fridge, freezer, washing machine, dishwasher filter.

Keep your check-in inventory, take dated photos on the day you leave, and get a receipt for any professional cleaning. That receipt is your strongest evidence in a dispute.
