Is the calculator price the final price?
It's a very close estimate. We confirm a fixed price within the hour once we've checked the details you sent. The final price only changes if the property is materially different from what was entered (for example an extra bedroom or a garage that wasn't mentioned).
What's included in the base price?
Everything except carpet steam cleaning. That means the oven deep clean, fridge and freezer, kitchen cupboards inside and out, hob and extractor, bathrooms descaled, blinds, inside windows, skirting, doors and switches, floors vacuumed and mopped, and a full photo report.
Why is carpet cleaning charged separately?
Carpet steam cleaning uses specialist hot water extraction equipment and adds drying time, so it is priced per room at £20. Not every property has carpets, so we keep it optional rather than building it into everyone's price.
Does the condition setting change much?
Only slightly. Average condition adds 5% and heavy condition adds 20% to cover the extra hours a neglected property needs. Most homes fall into good or average.
Do you charge extra for Oxford or outside London?
No. Prices are the same across Oxford, London, Cambridge, Reading and Hertfordshire. The area field just helps us assign the nearest team.
How quickly can you come?

What if my letting agent isn't happy?
We return within 72 hours and re-clean anything raised, free of charge. Keep your check-out report and send it to us.
